The expected Proposed Plan includes 40 units (25 market units, 7 Single Family Homes, and 8 affordable units)

(Parcel 2): Proposed Plans Consist of (22) Market Units, with (5) Affordable Housing Units

Phase I of the Parcel 2 Release will consist of (5) Affordable Housing Units, and (5) Market Units
Additional Market Units will be added to the Parcel 2 release as Sales occur.

(Parcel 3-4): Proposed Plans Consist of (3) Market Units, (7) Single Family Homes, & (3) Affordable Housing Units

Construction for Phase I of Parcel 2 will begin in the Summer of 2019.

As is typical with nearly all new construction projects, a non-binding reservation agreement will be signed to reserve your home. Once the developer receives the building permit the reservation agreement will convert to a binding Sales contract.

At the time of reservation, a deposit is required. At completion of the Due Diligence period an additional deposit will be required for a total of summation in Escrow. This will be credited towards the purchase price at Closing. The total amounts required will be outlined soon.

Approximately 8-10 months.

The Market Units will incorporate two different finish packages to choose from. Additional options may be added to each home at an additional cost to the Buyer at the Developers approval.

The Developer will initiate the HOA, until there is a formation of a Board of Directors which will be comprised of Thompson Park Home Owners.

These fees cover services associated with management, maintenance and operations of the common areas and long term estimated reserves for Thompson Park.

Services provided include, but are not limited to:

· All landscaping, irrigation and common grounds maintenance
· Snow removal of the private roads
· All utilities for TP common areas
· Association management and administrative services
· Reserves for major repairs and replacements of irrigation system and private roads

HOA Dues will be determined and these amounts will be released in the coming months.

Each home has either an oversized one car garage or two car garage, with two additional limited parking available onsite. Guest parking spots are designated strictly for the use of guests on a first-come-first basis.
