When will I be able to customize my new home?

Depending upon the timing of construction some finishes may be able to be pre-selected.

What is the contract process?

428 Jewels & 424 Jewels Lane are recently completed and are available for immediate occupancy. A standard Colorado Contract Form would be used.

For any pre-construction Homes, as is typical with nearly all new construction projects, a non-binding reservation agreement will be signed to reserve your home. Once the developer receives the building permit the reservation agreement will convert to a binding Sales contract.

How much do I have to put down to purchase a home at Thompson Park?

At the time of reservation, a deposit is required. At completion of the Due Diligence period an additional deposit will be required for a total of summation in Escrow. This will be credited towards the purchase price at Closing. The total amounts required will be outlined soon.

How long does it take to build a home?

Approximately 8-10 months.

Will I be able to customize my new home?

The Market Units will incorporate two different finish packages to choose from. Additional options may be added to each home at an additional cost to the Buyer at the Developers approval. *Depending upon the timing of Construction, some finishes may have been pre-selected due to the current supply chain constraints and market conditions.

What type of warranty do I get?

Yes. Silver Mountain Properties is the Manager of the HOA.

Who manages the HOA?

The Developer will initiate the HOA, until there is a formation of a Board of Directors which will be comprised of Thompson Park Home Owners. Currently, the HOA is managed by Silver Mountain Properties:

What functions and responsibilities are included in the Thompson Park HOA Dues?

These fees cover services associated with management, maintenance and operations of the common areas and long term estimated reserves for Thompson Park.

Services provided include, but are not limited to:

· All landscaping, irrigation and common grounds maintenance
· Snow removal of the private roads
· All utilities for TP common areas
· Association management and administrative services
· Reserves for major repairs and replacements of irrigation system and private roads

What will the HOA DUES be for Thompson Park?

How does parking work at Thompson Park?

The Single Family Homes have Two Car Garages with additional guest parking onsite.

May I rent my home?

Yes. There are not currently any restrictions for rentals at Thompson Park, but as an HOA managed property, restrictions may be voted to change in the future, and there may also be limitations placed on rentals via the Town of Carbondale or any governmental authorities.

Are dogs allowed at Thompson Park?

Yes.

Is there irrigation water at Thompson Park?

Yes, there will be a common raw water irrigation system for all properties operated by the HOA.

How does the delivery of US Mail work?

There is a central mail location located onsite/property.

What are the covenants for Thompson Park?
